A turnover has a deadline
Holiday rental cleaning is different from an ordinary house clean because the property needs to be ready before the next guest arrives. Checkout and check-in times create a fixed working window, and the cleaner needs to know what must happen if damage, missing items or an unusually heavy clean is found.
Airbnb advises hosts to use a room-by-room checklist and pay attention to high-touch surfaces, visible hair, dust and other details that can affect a guest's first impression. See Airbnb's cleaning strategy for hosts.
Before the first service
The host and cleaner should confirm:
- Checkout and check-in times
- Bedroom and bathroom count
- Maximum guest capacity
- Linen and towel arrangements
- Laundry location and expected turnaround
- Restocking responsibilities and storage location
- Bin and recycling instructions
- Key, lockbox or access details
- Parking and building access
- How damage or missing items should be reported
- A contact for urgent decisions
Room-by-room turnover
A typical turnover may include cleaning bathrooms, resetting bedrooms, cleaning kitchen surfaces and appliances within scope, vacuuming and mopping, emptying bins and checking the overall presentation.
Beds, towels, toiletries and guest supplies should be arranged consistently. The host should provide a clear reference for how rooms are expected to look. Airbnb also recommends keeping essential cleaning supplies available for guests. See Airbnb's suggested cleaning supplies.
Allow for exceptions
A standard turnover price may not cover excessive mess, stains, large amounts of rubbish, pest issues, maintenance work or a late departure that reduces the cleaning window. The process should explain how these situations are photographed, reported and approved.
Build a repeatable system
The best turnover checklist is specific to the property. It should name the rooms, linen quantities, restocking levels and final presentation checks. This helps the host and cleaner work from the same expectations.
Tas Clean Solutions can review the property, turnover window and host requirements before preparing a written quote.
