The answer comes from the property, not a fixed formula
A studio with one bed and a simple linen system is different from a family property with several bedrooms, two bathrooms, outdoor areas and laundry completed on site. The time between checkout and check in also needs to include access, inspection and communication, not only active cleaning.
A rushed window creates a higher chance that important details or maintenance concerns will be missed.
What uses the available time
- Opening the property and checking its condition
- Removing rubbish and checking for belongings
- Stripping and remaking beds
- Collecting, washing or exchanging linen
- Cleaning bathrooms and the kitchen
- Vacuuming and mopping floors
- Resetting furniture and presentation items
- Restocking agreed guest supplies
- Checking the final presentation
- Reporting damage, shortages or maintenance concerns
Travel between linen facilities, storage and the property also needs to be considered when those locations are separate.
Beds and laundry can control the schedule
The number of beds does not tell the whole story. Bed configurations, mattress protectors, stained linen and the location of spare sets all affect the turnaround.
On site laundry can continue while other cleaning is completed, but machine cycle times still create a limit. Many hosts reduce pressure by keeping enough complete linen sets for the property's maximum occupancy.
Build in a condition check
The cleaner needs a short period at the beginning to identify unusual mess, damage, missing items or a late checkout. The host should decide in advance how urgent issues will be handled.
Airbnb recommends a room by room checklist and consistent cleaning routine for hosts. Its guidance also encourages attention to visible hair, dust and high touch surfaces. See Airbnb's cleaning strategy for hosts.
Do not plan every turnover around the best case
Some stays will leave the property close to normal. Others may involve extra dishes, moved furniture, spills or more rubbish. A workable system explains what is included in the standard turnover and what happens when extra work is required.
The next guest's arrival time remains important, but it does not make unsafe rushing or an impossible scope reasonable.
Test the timing before a busy period
A new property should have a trial turnover using the real bed setup, laundry arrangement and checklist. Record the time required and adjust the booking window or process before accepting a sequence of back to back stays.
