Presentation starts before the photographer arrives
A property prepared for sale, inspection or handover needs more than a quick surface clean. The work should support the next event, whether that is photography, an open home, settlement or the transfer of keys.
The most useful plan begins with the date and works backwards.
Decide the priority
Photography rewards clear surfaces, clean glass, tidy floors and rooms that look bright and orderly. An open home also needs attention to bathrooms, kitchens, touch points and entry areas. A handover may require a more detailed room-by-room scope.
Tell the cleaner which event comes first so the available time is spent on the right details.
Prepare before cleaning
- Remove unwanted belongings and packaging
- Finish repairs, painting and trade work
- Arrange rubbish removal separately
- Clear benches, floors and reachable surfaces
- Confirm power, water and property access
- Identify fragile items or finishes
- Provide the photography, inspection or handover deadline
Cleaning around boxes, tools and incomplete repairs is slower and may limit the result.
Areas that often affect presentation
Entries, kitchens, bathrooms, floors, internal glass and visible dust tend to attract attention. Skirting boards, doors, frames and cupboard fronts may also matter when the property has been empty, renovated or heavily used.
Windows should be discussed separately because access, height, screens, tracks and external conditions affect the scope.
Coordinate the final days
Where possible, schedule the clean after trades and moving activity but before styling or final photography. If furniture will be installed afterwards, allow time for a final touch-up rather than assuming the first clean will remain untouched.
For managed properties, nominate one person who can confirm access, priorities and approval for variations.
