Book early, clean at the right stage
A final builders clean should be discussed before handover, but the main clean is most effective when construction work is complete and the site is ready for presentation.
If trades are still cutting, sanding, painting or moving materials through finished rooms, cleaned surfaces can quickly become dusty or marked again.
Signs the site is ready
- Construction and renovation work is substantially complete
- Tools, packaging and building waste have been removed
- Fixtures and finishes are installed
- Wet paint, sealants and adhesives have cured as required
- Permanent power and water are available where needed
- Safe access and lighting are available
- Remaining defects or trade work are clearly identified
- The handover or photography date is confirmed
A staged clean may be useful on some projects, but each stage should have its own scope and timing.
Construction dust needs proper control
Fine construction dust can create health and safety risks. Safe Work Australia states that construction dust should be assessed and controlled, with higher-order controls used before relying on personal protective equipment. Review its construction dust guidance.
A presentation cleaner should not be treated as the control for active dust-producing work. Hazardous dust, including suspected silica contamination, needs appropriate site controls and may require specialist assessment.
Information needed for a quote
Provide the site address, project type, approximate area, floor plans if available, current photos, handover date and a list of rooms and finishes. Mention stickers, protective film, paint spots, internal glass, cabinetry, appliances and any access restrictions.
Also explain whether waste removal, external areas, high-access work or specialist equipment is expected. These should not be assumed.
Final review
The builder or project contact should review the agreed areas after cleaning. Any return visit caused by later trade work should be treated as a separate service unless included in the quote.
