A reliable holiday-rental linen plan gives the next guest a complete, clean set without depending on the previous guest’s laundry finishing at exactly the right moment. Start with the beds and towels you provide, decide where washing happens, and keep enough ready-to-use stock for the actual laundry turnaround.
There is no single linen quantity that suits every property. A one-bedroom apartment with gaps between stays has different needs from a larger home with back-to-back bookings and an off-site laundry arrangement.
Count complete setups, not just sheets
Write down what a ready room needs. Bed sizes, pillow numbers and optional sofa beds can make a cupboard full of linen less useful than it looks.
Your list might include:
- Fitted or flat sheets for each bed size.
- Quilt covers and the required pillowcases.
- Guest bath towels, hand towels and bath mats.
- Kitchen tea towels and any other linen offered in the listing.
- Suitable spare protectors and replacements for damaged items.
Airbnb’s guidance on preparing a space recommends fresh bed linen and clean towels for guests. Use your listing and maximum booked sleeping arrangement to decide the full room setup, including beds that are only used on some stays.
Choose how the laundry will move through the property
Washing on site
Check the real machine capacity and the time needed to wash, dry, inspect and put everything away. Several beds can mean several loads. Washing can run alongside other tasks, but the machines still need time to finish.
Try the complete process before relying on it for a same-day changeover. Outdoor drying also needs a backup when the weather does not cooperate. A spare clean set can keep bed-making separate from a delayed load.
Using an off-site laundry arrangement
Agree who collects used items, where they are taken and when clean items return. Check weekend and public-holiday arrangements as well as normal turnaround. Transport, sorting and returning the right items to the right property are part of the plan.
Ask whether the arrangement uses your linen or supplied linen, what happens to stained pieces, and how shortages are reported. Do not assume a turnover quote includes every laundry task unless it says so.
Exchanging ready-made sets
With a linen exchange, the cleaner remakes beds from clean stock already available, and used items are washed through the agreed separate process. This can reduce pressure during a short cleaning window, provided replacement stock arrives before it is needed again.
Work out your reserve from the return time
A useful starting exercise is to count how many full changes can happen before the first used set returns clean, then allow a reserve for a stained or damaged item.
For example, imagine a one-bed property where one set is on the bed, one clean set is ready for the next arrival and a third is held as a reserve. That rotation can work only if the laundry returns in time to replenish it. If several turnovers happen before collection and return, three sets may still be too few. This is an illustration, not a universal three-set rule.
Repeat the exercise for towels and other linen. A missing pillowcase can make an otherwise complete bed set unusable, so count individual items as well as bundles.
Make storage easy to use
Keep clean linen dry, protected and clearly separated from used items. Label shelves or containers by size and room where that helps. A simple room setup photo can show the cleaner which pieces belong together without adding a long written instruction.
Agree where used linen waits for collection and how stained or damaged items are identified. Follow the textile care instructions when washing; do not rely on one temperature or treatment for every fabric.
Decide what happens when something is missing
The host and cleaner need a quick way to resolve a shortage before check-in. Name the person who can approve a replacement, where reserve stock is kept and how the next booking will be checked after stock has been used.
A short inventory review is useful after busy periods or changes to the sleeping arrangements. The aim is to spot a shrinking reserve before the next turnover depends on it.
